IDX Listing Attribution Policy
New Policy Update
Release Date: August 29, 2022 at 2:55 PMAs of today, you may notice a change in the MLS. A new option has been added allowing the Broker of Record or Office Manager to have more control over attribution. The MLS will default attribution to the Broker/Firm phone number. However, the Broker of Record or Office Manager can give the listing agent the ability to display their email address or phone number on a listing-by-listing basis. It's also important to keep in mind that the email and phone number information being referenced is the current data in the MLS system's member record.
What was the reason for this change? In November of 2021, the NAR Board of Directors approved a recommendation from the Multiple Listing Issues and Policies Committee. The following mandatory policy goes into effect today, new verbiage is in red and underlined.
Section 16.16
All listing displayed pursuant to IDX shall identify the listing firm, and the email or phone number provided by the listing participant, in a reasonably prominent location and in a readily visible color and typeface not smaller than the medium typeface used in the display of listing data.
An IDX feed connects agent and broker websites to the MLS, allowing website visitors to search MLS data. All IDX displays must identify the listing company or firm name and the email address or phone number. This new information will need to be displayed on all IDX/VOW websites starting September 1, 2022. The intention is to provide a more accurate representation of the listing to the public. The location of the listing attribution on displays must appear next to the listing fields that consumers are most likely to look at. These fields may include the property price, bedrooms and bathrooms, square footage, or the main photo.
Keep in mind all email and phone information will be data that is currently in the member record of the MLS system.
