How to Use Special Characters for Efficient Property Searches

Matrix™ offers a powerful way to refine your property search through the use of “wild cards” and special characters. These symbols allow you to expand, limit, or tailor searches to specific criteria, saving time and improving accuracy. Below is a guide on the special characters available in Matrix™, along with how to use them effectively.


1. Greater Than or Equal To

Use the "+" symbol to find listings with values greater than or equal to the specified amount.

Example:

Bathrooms: 3+

Description:

Finds listings with 3 or more bathrooms.


2. Less Than or Equal To

Use the "-" symbol to find listings with values less than or equal to a specific amount.

Example:

Bathrooms: 4-

Description:

Finds listings with 4 or fewer bathrooms.


3. Range

Specify a numeric range with the "-" symbol between two values, useful for defining parameters like list price.

Example:

List Price: 150,000-200,000

Description:

Finds listings priced between $150,000 and $200,000.


4. Either/Or

The comma "," symbol enables searches for multiple values within a single field, allowing you to search for listings that meet one of several criteria.

Example:

Zip Code: 89138, 89161

Description:

Finds listings located in zip codes 89138 or 89161.


5. Wildcard

The asterisk "*" allows you to include unknown or partial text in searches, making it ideal for searches where the full information might not be known.

Example:

Street Name: *Park

Description:

Finds listings on streets that end with “Park.”

Example:

Street Name: Park*

Description:

Finds listings on streets that begin with “Park.”

Example:

Property Description/Agent Comments: *keyword*

Description:

Searches property descriptions or comments for the specified “keyword.” Separate multiple keywords with commas.


6. Exclude Selections

The exclamation mark "!" allows you to exclude listings with a specific value in a field. When using this character, place it directly before the value you want to exclude.

Example:

Year Built: !*1970*

Description:

Excludes all listings for properties built in 1970.


Using these special characters makes navigating the Matrix™ platform efficient, empowering users to filter through thousands of listings and locate specific property features. Make the most of your search by incorporating these symbols to define, refine, or exclude listings based on your needs.
