MLS Policy Changes

The Las Vegas Realtors (LVR) MLS has announced updates to its rules and regulations, effective Monday, January 6, 2025. These updates are designed to enhance the accuracy and professionalism of MLS listings, improve user experience, and maintain compliance with industry standards. Below are the key policy changes and their implications for agents and brokers.

Section 9.7 - Photos in the MLS: Updated

1. New Policy: Agents who select the “Agent Photo” option for a listing must upload a photo within two business days of the listing date. Failure to comply will trigger the following steps:

  • A courtesy letter will be sent to inform the agent of the violation.
  • Agents will have two additional business days to upload the required photo.
  • A $250 fine will be imposed if the photo is not uploaded within the correction period.

2. Benefits of Timely Photo Uploads:

  • Listings with photos attract more attention on marketing platforms like social media, websites, and email newsletters.
  • Prompt uploads help agents stay competitive, generate leads, and facilitate quicker sales or leases.

Appendix A - Fine Schedule: New Policy

1. Offer Submission and Virtual Tour Links:

  • Links must be direct URLs for offer submission or virtual tours. Non-compliant links will be removed, and the listing broker will be notified.
  • Agents will face a $250 fine for non-compliant links.
  • Links referencing compensation to another participant (per Section 9.10 of MLS Rules) will result in a $1,000 fine for the first violation, $5,000 for the second, and referral to the LVR MLS Board of Directors for subsequent violations.
