Securing Vacant Properties
A Community Safety Advisory

There has been a rise in incidents involving juveniles breaking into vacant properties, most often during evening and late-night hours. These are not simple trespassing cases—they are escalating into large, disruptive, and sometimes dangerous unauthorized gatherings.
These incidents have led to:
- Property damage, including vandalism, graffiti, and broken fixtures
- Noise complaints and significant disruption to surrounding neighbors
- In some cases, violent altercations and criminal acts that put juveniles, residents, and neighborhoods at risk
Vacant properties are becoming prime targets for this activity. As REALTORS® and property managers, you play a critical role in helping to secure these spaces and protect our neighborhoods.
Steps You Can Take
1. Strengthen Property Security
- Use commercial-grade locks on all entry doors
- Ensure windows, sliding doors, garages, and gates are secured
- For extended vacancies, consider professional board-up services
2. Create the Appearance of Occupancy
- Install motion-sensor lights and use timers inside the home
- Maintain landscaping and remove debris or flyers promptly
- Post “No Trespassing” or “Video Surveillance” signage where appropriate
3. Use Technology Wisely
- Ensure alarm systems are active and monitored
- Install cameras that provide real-time alerts and evidence if needed
4. Engage the Community
- Ask neighbors to stay alert and share your contact information for quick reporting
- If applicable, coordinate with HOAs to monitor property security
