What is CS (Comp Sold) Status?

The CS (Comp Only Sold) status in MLS is designed for GLVAR agents to record sales of properties that were never listed in MLS but involve a GLVAR agent on the selling side. This status has been available since 2014 and is valuable for appraisers and agents running comparative market analyses (CMAs).

Key Points to Remember:

  • Completion Requirement: When entering a CS status listing, it must be completed in one session. You cannot save it as incomplete.
  • Eligible Listings: Use CS status for new homes, FSBOs, or properties not listed in MLS within the last 30 days.
  • Automatic Settings: The Listing Agent Public ID defaults to 099999 (non-MLS), and the List Office will automatically populate as NONM (Non-MLS). Your Public ID will be visible on the Buyer’s Side.
  • Accuracy is Crucial: Ensure all sales information is accurate, as this status allows other GLVAR agents to use the listing as a comp. At least one photo must be included.
  • Production Reports: Listings with CS status will appear in your production reports as a sale.
